"When first informed of the hike my initial reaction was to briefly become antisemitic again for the first time in over a year. Then I got kind of faggy / sentimental thinking about Leah—my most recent Jewess "

Lol took one for the team, Leah

I think lockdown was in general a good time to have a permanent place - though plenty of people opted for "way the hell away from everyone else for my remote job" with good results, at least until the Return To Office mandates hit.

These days? You're probably on target, especially with interest/mortgage rates where they are. If we still had the wildly low rates of a few years ago I'd countersignal you and say "buy in as soon as you can" - but the lack of reasonable starter homes in most markets and the relatively unattractive market entry points here combined with likelihood of better mortgage rates in the future as the Fed continues market easing means you can probably be judicious - or keep your funds deployed somewhere that's earning something better until you need to put it into a down payment.
